Located in the heart of Wuse 2, Abuja, 472 Atakpame is a contemporary mixed-use commercial development conceived in response to the continuing transformation of one of the Federal Capital Territory’s most established urban districts.

Recent investment in infrastructure, connectivity and public realm improvements across Abuja has stimulated significant redevelopment within the city’s older districts. Atakpame Street sits within this evolving context—an active commercial quarter characterised by retail, offices, hospitality and an increasing number of repurposed and newly developed properties.

Occupying a prominent corner site, 472 Atakpame transforms a greenfield opportunity into approximately 7,073sqm of retail, commercial and supporting space across five suspended floors and a dedicated basement. The development combines approximately 1,997sqm of retail accommodation with 1,522sqm of commercial office space, supported by parking, utilities and building services.

Architecturally, the development adopts a distinctive U-shaped configuration organised around a central activity courtyard. This arrangement draws natural light, ventilation and views deep into the building while creating an animated internal focus for retail and social activity.

The building steps and articulates its massing to establish a recognisable presence on the Atakpame skyline, while its flexible floorplates accommodate varying tenancy sizes and changing commercial requirements. Its corner location further provides strong visibility from the wider Ibrahim Babangida Way and Sani Abacha Way corridors.

More than a commercial building, 472 Atakpame is conceived as a timely piece of urban regeneration—creating contemporary business space, supporting employment and commercial activity, and contributing positively to Wuse 2’s continuing evolution within a rapidly growing Abuja.
